Home Loan Basics Everyone Should Know Before Applying, Reducing Interest amounts

The moment we dream about buying a house, then Home loan becomes inevitable part in our life for most of us, even if we disagree.

Who am I?

A monthly salaried person who successfully closed 2 home loans in the last 10 years. Nothing more or Nothing less.

Why this blog is for?

I have observed many borrowers have a lack of clarity on how a home loan works, especially the new home buyers. I thought to cover a few basic points regarding home loans.

Is this blog for you?

Yes, if you are already possessing  a home loan or planning to buy one.

However, this blog is going to help peoples or may get them some ideas for those who likes to close the loan as soon as possible.

Not for those peoples, who tactically keep the home loan for longer years as they have ability to redirect the earnings to different investment for better returns.

Caution:

I am not a financial expert, Just a common man who like to help novice people's.

 1. "No of Terms" and EMI are proportionally balanced for the same Interest rate.

This means,if the "EMI per month" increased then the "No of Terms" must come down and vice versa is true for the same Interest rate.  Both ropes are part of the same game, if one is pulled the other one has to come forward.

Now you have the full rights to ask "Huh...Who don't know this?".

Yes you are right.. everyone know this. But understanding this is very important in real time.

Once I had experience where my EMI was reduced but the number of terms remains same in the bank system due to error,  I had to do multiple email conversation and few phone calls to correct this in the system. Honestly Until then I did not understand the proportional balance between EMI and Terms.

For example, Watch the "No of Terms" and "Emi Payable"

2. Pay more Interest amount than the Principal amount for most of the Installments.

This does surprise the home loan borrowers who do not know this information before they complete couple of years of Installments.

For example,

Loan : 2,000,000  Interest rate:9 and Terms 240

We would need to pay a total interest amount of 2, 318,684.59/-

We have to pay  Interest amount of 15000 on a total EMI of 17,984 for the first installment

Moving on, It does reduce the Interest amount gradually which is Increasing the Principal after each month,

But only on and after  the 149th Installment, the Interest amount  we pay will become lesser than the Principal amount on a total term of 240  months(20 years).

3.  Choose to reduce your term over the EMI on a prepayment

Our hard earned savings is the source of the prepayments for most of us. if you decide to prepay a partial amount towards the Loan principal balance.

you will be asked to choose one of the two options.

a)  Opt to "Reduce the Terms"

b)  Opt to "Reduce the EMI"

If we opt to reduce the  "Terms".. the EMI will remain same. This will not give you any buffer amount on your monthly expenses when the EMI is same.

But opting to reduce the EMI .. the "Terms" will remain same. this will definitely relax your monthly expenses.

However, if we look in a long term,  Reducing the "Terms" will benefit more in Interest amount being paid.

For example,

If you like to do a Partial payment of 200000 after 12 Installment.

Reducing the Terms will save you 707,988 (7 lakhs)

But, Reducing the EMI will save you only 218184.93 (only around 2 lakhs)

 4. Last but not least.. You can workout your  own Loan amount, EMI and Terms in the below Andriod app.

(Click the below link)

EMI calculator

Thank you!!! All the Best!!!

Transfer My Indane Gas Connection Online Within City

Recently I had shifted my house from electronic city to a new place in Bangalore, on a part of that I had to transfer my Indane gas connection from my existing distributor to a new distributor.

I was able to transfer my indane connection successfully from my existing distributor to a new distributor through ONLINE.

The intention of the post is to share my experience on this,

As It was the first time there were lot of questions in my mind like,

a)  Do we need to surrender my equipment's like cylinder/regulator to the current distributor?
b)  Whether my consumer number will be changed?
c)  Will they replace my Consumer book as well?
d)  What would be the transfer charges?
e)   Do I need to re-link my Aaadhar number with LPG? which I availed for subsidy.

Sometimes, If we visit the distributor personally, our tolerance will be tested.

I was wandering with all my above thoughts until I found this ONLINE option to transfer the Indane gas connection from one agency to another agency within city( In my case, It is bangalore).

PREREQUISITE: You need to have online account with indane, visit www.indane.co.in to create account against your LPG and get your personalized user and password.
Be ready with your valid Subscription voucher which you should have it from the new connection.
Be ready with the name of your new distributor who is servicing in your new address.

On the home page, It will display your consumer number, current distributor details and your current address details.

Please follow the below steps for online,

a) Login your account www.indane.co.in
b) Home page: on your right hand side, you can see  'change distributor' as
    one of the options.click it.
c) It will take you to a new page, where you have to click on the option "Change
    distributor within  city".
d) In the new page, we can see a list of distributors available within your city, Choose a new
distributor carefully who has service in your new area and then click submit.
e) New page will appear where you have to fill a form online.

  •       Enter your name, new address details, aadhar number/Ration card number.
  •       You have to submit your scanned copy of subscription voucher.
  •       You have to submit 1 ID proof, 1 Address proof and your scanned
  •        passport size photo.
  •       In my case, I submitted, Scanned copy of PAN as ID proof (,jpeg),                                               Scanned copy of rental agreement as Address proof. (.jpeg)

Please note:- My rental agreement has 3 pages, But you can attach only ,jpeg document, So I used   ms  paint to combine all my 3 pages in to one ,jpeg (Crop, copy and paste).. It worked :-).

All my scanned copies  are scanned through my smart phone scanning application.

f)  Do a final submit , you will receive a portability request number and you will receive an
    email on  your submission request.

Once after this, It will take a week of time, In my case it took 4 days to receive the email on confirming your successful transfer, But it actually depends on your new distributor ,who has to accept your transfer request online.(In worst case, you may have to follow-up with the new distributor for this).

Now you can see your new address and you new distributor details in your online account.

Even after the connection is transferred, We are still pending with one critical item. I mean It is not done yet, you will have to download the TSV (Transfer Subscription Voucher) document from the website, TSV is required in doing agency transfer in future/ for refund at the time of surrender.

After logging-in, Click the 'Change distributor' option again, It will take you to a new page where you can download you TSV.

Take a print out of this TSV (color print out preferred) and  visit the new distributor to get the sign and seal from the him.
You will also need to get the seal in your consumer book second-page,
which is actually completing your Transfer process :-).

Please note:- In my case, There were some issues to download the TSV, I raised a service request using the  'Give feedback' option ( It will be on your right side after you logging in to your online account).

Wow!!!!!!!!!, what a prompt response from indane, I got a call from the immediate next working day and it the issue was solved in 5 minutes and I was able to download the TSV.

Please see below for more clarification.

a)  Do we need to surrender my equipment's like cylinder/regulator to the current distributor?
-Not required in case of transfer within the city. Applicable for manual and online process.

b)  Whether my consumer number will be changed?
     - No It need not to be changed,

c)  Will they replace my Consumer book as well?
     - No

d)  What would be the transfer charges?
     - Theoretically Nil on online process. In my case I did not paid anything,

e)   Do I need to re-link my Aaadhar number with LPG? which I availed for subsidy.
     - No, because the LPG-ID is still same.

Advantages of going online.

a) In manual process, It is must for the consumer to visit the existing distributor personally in order to initiate the transfer process.Consumer is the one who has it's name registered in LPG.
Online transfer is very useful for the family, where the consumer is away from the city or in abroad.

b) In manual process, you will have to detach your regulator and carry this to the existing distributor for verification.
Online transfer: No such thing in the online process.

c) In manual process, Transfer changes varies from 75 to 100 rs as informed by my new distributor.
Online transfer: Transfer charges are Nil theoretically.

d) In manual process, you will have more paper work,
To be submitted hard copies to existing distributor
       a)  SV (subscription  voucher)
       b)  Letter to the current distributor to initiate the transfer

To be submitted hard copies to new distributor
       a) TTV (transfer termination document) or Transfer document  which you received from existing           distributor.
       b) hard copies of ID proof and address proof
Where the new distributor will provide the TSV document hard-copy.

      Online transfer: Minimized paper work.

e) Last but not least, No need to visit Old distributor

      Hope this page is helpful!!!!!!!!!
